Target Audience:

Investor Programs Offered:
Privately Held Mortgage
The primary objective for homeowners is to obtain a privately held mortgage, subject to minimum qualifications determined during the underwriting process conducted by a state-licensed third-party originator.
Purchase / Buyback (Land Contract)
If homeowners or the property don't qualify for a privately held mortgage, the investor will purchase the property and provide a Land Contract (also called a Contract for Deed or CFD). This agreement type allows homeowners to claim tax deductions, and once the contract is fulfilled, the deed transfers to the homeowners.
Purchase / Leaseback
Available for qualifying properties when neither homeowners nor the property meet the criteria for a privately held mortgage or the purchase / buyback program.
